145 E. Bennett Ave.

This is an undersized lot.  The request is to put a deck in front where the old deck used to be.  They need a variance for the side and front yards to go closer to the property line.  They will landscape and make the property look better.  Passed

323 E. Oak Ave.  

This is the site of the demolished Martinique.  The presenter wants to subdivide the lots. No improvements have been made at this time.  There may be development in the future.  Passed                                                                          

116 E. Poplar Ave.

This is currently a vacant lot.  The applicants want to build a 4-unit dwelling.  They need five variances for setbacks, a deck, and I couldn’t hear what else. The board said several times that the design was not cookie cutter, but it sure looked that way to me.   

A neighbor complained about the setbacks.  Another person supported the plans.   Passed                                                                                        

232 E. Glenwood Ave.

It is currently a vacant lot in a high-density area.  The applicants want to build a duplex with ground-level parking and two stories.  Six variances are needed: undersized lot, setbacks, and I couldn’t hear what the others were.   The plans were boring with a capital B.

One neighbor was concerned with the run-off (the board said it was addressed in the plans) the setback would bring it too close to his property, which is only two feet from the property line.  He was worried about a fire spreading (his property was grandfathered).  Another property applicant gave his support.  I think this property applicant is a builder because he talked about other properties he has built in the area.  He is also the one who supported 116 E. Poplar.  Another neighbor talked about how there is too much construction in the neighborhood.  Passed

The rest of the items were from items from last month’s agenda.  It seems that they were given a final reading to see if the problems from last month were addressed.  All passed.
